- Description
- REQUIREMENT: The U.S. Government seeks to lease approximately 7,400 rentable square feet of office and related use space. Rentable square feet must yield 6,490 BOMA usable square feet, available for use by Tenant for personnel, furnishings, and equipment. Space must be on one level, contiguous and have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other, and must be no more than 2 feet square. LOCATION: Property must be located within the Central Business District (CBD) of Maryville, or must be on, within or fronting the following boundaries: Beginning at the intersection Hwy 321 and Foothills Mall Drive, proceed south on Foothills Mall Drive to Old Niles Ferry Pike. Proceed north on Old Niles Ferry Pike to Best St. Travel southeast on Best St, then northeast on Montvale Station Road/Boardman Ave to Court Street. Proceed north on Court Street, to Hwy 321, then east on Hwy 321 to Cherokee Street. Go north on Cherokee Street to Hwy 411. Go west on Hwy 411 to Washington St. Go northwest on Washington St to Gill Street. Proceed south on Gill St to Calderwood St/Cusick St to McCammon Ave. Then proceed west and north on McCammon Ave to West Bessemer St. Travel south on West Bessemer St/Hwy 129 to Foothills Mall Drive to Hwy 321. Proceed west on Hwy 321 to Sharp Lane (includes properties on both sides of Hwy 321 up to Sharp Lane). First consideration is given to properties located in the CBD. REQUIRED: All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. TERM: Space is required approximately February 15, 2003. Lease term will be ten (10) years, with five years firm, with cancellation rights for the Government.
