Description
The Government is interested in leasing approximately 7,887 rentable sq.ft. yielding 6,858 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in DOWNTOWN CHARLESTON, SC. This space is required no later than DECEMBER 1, 2002. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: On the NORTH: by Line St. to St. Phillip St. to Spring St. to Hagood Ave. to Fishburne St. on the EAST: by Meeting Street to Charlotte St. to Concord St. to Exchange St. to East Bay St; on the SOUTH: by Broad Street; on the WEST: by Lockwood Blvd. Unique Requirements Overview: Offers must be for space in a quality building of sound, substantial construction and location shall embody a corporate or professional office park image. Class ?A? contiguous floor plan preferred. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Mass transit required, 2 parking spaces shall be available within a two block radius, handicap parking available
