Description
The General Services Administration (GSA) is seeking to lease first floor office and related space consisting of approximately 22,352 square feet of rentable space along with 4 reserved parking spaces. Rentable office space must yield 19,437 occupiable square feet, available for use by Tenant for personnel, furnishings and equipment. The space offered must be contiguous first floor space only. No split office, underground parking or sub level tenant space will be considered. LEASE TERM: 10 YEARS, 8 FIRM. Desired Occupancy Date: October 2002. Area of consideration is within the following boundaries, in Modesto, California: Needham to McHenry, North on McHenry to Briggsmore, West on Briggsmore to Tully, North on Tully to Staniford, West on Staniford to RoutE 99, South on Route 99 to Carpenter, South to Kansas, East on Kansas to Needham. Space must be located in an office, research, technology or business park that is modern in design with a campus-like atmosphere, or on an attractively landscaped site containing one or more modern office buildings that are professional and prestigious in appearance with surrounding development well-maintained and in consonance with a professional image. The building offered must conform to the 1976 Edition of the UBS for seismic safety. The offer must contain a certification by a registered structural engineer. Buildings that contain asbestos or PCB materials WILL NOT be considered. A fully serviced and handicapped accessible building is required. The building MUST NOT be located in a 100 year flood plain.
