Description
The General Services Administration is seeking to lease existing office space or a build to suit facility consisting of approximately 26,383 rentable square feet of contiguous office and related space with a minimum of seven (7) reserved off street parking space(s) in the city of Los Angeles, California. Rentable space must yield 22,942 to 24,089 BOMA usable square feet, available for use by the Social Security Administration and the Federal Employees West Federal Credit Union for personnel, furnishings and equipment. Contiguous, first floor space with direct access is preferred. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within one half (.5) mile, and regularly scheduled public transportation and/or employee parking within one quarter mile (.25) mile sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one half (.5) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: Space is preferred at street level and must have potential for efficient space layout. LOCATION: The space must be located within the city limits of Los Angeles, California within the following street boundaries: North: Cesar Chavez/Sunset Blvd. South: Washington Blvd. East: Broadway West: Alvarado LEASE TERM: 15 Years, 10 Firm Expressions of interest should include the following: 1.
