Description
Requirement: United States Government is seeking to lease office and related space consisting of approximately 48,000 to 51,600 square feet of BOMA/ANSI rentable square feet. Rentable space must yield 40,000 to 43,000 usable square feet, available for use by Tenant for personnel, furnishings, and equipment within the central business district of San Patricio in Puerto Rico and as further delineated below. The building offered must be Class A professional office space in a building with state of the art mechanical and electrical installations and capable of meeting the minimum Federal Fire Safety and Handicap requirements. The proposed property should be located in a professional office or office park environment with comparable security available surrounding the property offered by other compatible properties in this rental market. The Government reserves the right to determine acceptability of the offered property as to the buildings structural integrity; the highest safety, energy efficient installations; aesthetic appearance, the security installations and the security of its surrounding areas and accessibility of the property to major highways and State roads and the availability of public transportation. Unique Requirements: The square footage must provide for a minimum floor plate on three (3) floors of approximately 13,000 usable square feet per floor to be located on contiguous floors. The balance of the space shall be contiguous to the other floors with the first contiguous floor beginning on ground level. Approximately 3,500 usable square feet must be able to accommodate a minimum floor load of 150 pounds per square foot. The space must be able to accommodate raised flooring six (6) inches high throughout the space and approximately nine hundred (900) SF of raised flooring twelve (12) inches high. The offered space must be on a fiber optic loop back to the telephone company's central office. Lessor shall provide emergency potable water supply for two (2) to four (4) days and emergency electrical back-up power with the capability to sustain full operation of this space for seven (7) days. Parking: Offered properties must provide a minimum of one hundred and eight (108) parking spaces with secure controlled access located inside/onsite covered. Offered properties must also provide an adequate commercial spaces located on-site for visitors. All offered properties must provide as a minimum a loading dock large enough to accommodate a security office containing approximately 110 SF and a freight elevator available upon demand for exclusive use by the government. All offered properties must be able to support a rooftop Satellite Antenna approximately six (6) feet high and a ground mounted Satellite dish. Offered Properties must have capability for expansion. Location: Offered properties must be located within or along the following delineated area: THE GREATER SAN JUAN METOPOLITAN AREA: NORTH: STARTING AT THE INTERSECTION OF STATE HIGHWAY NO. 165 (AVENIDA DEL CANO) EXPRESO DE DIEGO ( HWY #22) AND CONTINUING ALONG EXPRESO DE DIEGO TO THE INTERSECTION OF CALLE KALAF AND EXPRESO LAS AMERICAS AND CONTINUING ALONG CALLE KALAF TO THE INTERSECTION OF AVENIDA LUIS MUNOZ RIVERA (ST. ROAD #1); SOUTH: STARTING AT THE INTERSECTION OF EXPRESO MARTINEZ NADAL (ST. HWY #20) AND AVENIDA JESUS T. PINERO (ST. ROAD #17) AND CONTINUING ALONG AVENIDA JESUS T. PINERO TO THE INTERSECTION OF AVENIDA LUIS MUNOZ RIVERA (ST. ROAD #1); EAST: STARTING AT THE INTERSECTION OF CALLE KALAF AND AVENIDA LUIS MUNOZ RIVERA (ST. ROAD #1) AND CONTINUING ALONG AVENIDA LUIS MUNOZ RIVERA (ST. ROAD #1) AND CONNECTING WITH AVENIDA JESUS T. PINERO (ST. ROAD #17) ; WEST:INTERSECTION OF EXPRESO DE DIEGO (ST. HWY #22) AND AVENIDA DEL CANO (ST. ROAD #165) AND CONTINUING ALONG AVENIDA DEL CANO TO THE INTERSECTION OF AVENIDA J.F. KENNEDY (ST. ROAD #2) AND CONTINUING ALONG AVENIDA J.F. KENNEDY TO THE INTERSECTION OF EXPRESO MARTINEZ NADAL (ST. HWY 20) THEN CONTINUING ALONG AND CONNECTING TO AVENIDA JESUS T. PINERO (ST. ROAD #17). Occupancy Date: Space must be ready for occupancy and delivered to the Government within two hundred and forty (240) days from either a lease award date and/or receipt by the lessor of the final approved design intent plans. Lease term:The lease term will be for ten (10) years firm term. The Government has termination rights of the lease at any time after the tenth (10th) year on 30 days prior notice to the lessor. Expressions of interest should include the following: 1)Building name and address 2)BOMA/ANSI Rentable square feet & rentable annual basic rental rate per square foot. 3)Method of Measurement used to determine rentable square feet. 4)Common Area Factor(s) for available space by floor, if applicable.
