- Description
- General Services Administration is interested in leasing Approxiamtely 1,665 Net Rentable Square Feet of office space which will produce approximately 1,448 Usable Sqaure Feet for the IRS-TIGTA. Reserved parking shall be clearly marked " Reserved parking 24 hours a day " , a minimum of (6) parking spaces and adequate visitors parking, is required on site, regardless of parking ratio requirements. Parking shall meet all Federal , State, City codes. Unique Requirements: 1. The TIGTA must be readily accessible to clients during and after normal working hours and the subject building must provide the appearance of a dignified and professional office space. The TIGTA is to have access to the subject space 24 hours, seven (7) days, per week to office and parking space. The parking area is to be provide a reasonable level of security to prevent crime to persons and vehicles. 2. Public transportation shall be available within one (1) city block of the office space. Access from the public transportion stop to the building shall meet all Federal , State, City regulatuions /codes. 3. The primary entrance to the building, even if it is not the primary entrance into the Government space, sahll be visible from the building's street of address and clearly identify the building's address and/or name. 4. The primary entrance to the office space shall have appropriate lessor provided signage consistent with other professional office buildings and clearly identify the office suite number. The lessor shall not install any signage or directory that identifies that IRS occupies any space in the building without prior approval of the Government. The Government reserves the right to install signs on the exterior doors of the Government space and without prior approval of the lessor. The Government provided signes sahll be consistent with building's signage. 5. The Government may require the lessor to provide documentation that the building has access to or has capabilities for future access to fiber optic cable or other such telecommunications devises. 6. The proposed must able allow slab-to-slab partitions to be installed within the proposed space. 7. Accessiblity/capability for a 24"x24" stainless sink and 2 dedicated 120 volt , 20amp isloated ground duplex wall outlets for break area. 8. All entrance doors from common or public building corridors and doors in "slab-to-slab" walls shall be solid cores and the corridor walls shall be slab-to-slab. Term: The lease term is for ten years with five years being firm term.
