Description

Small Business Sources Sought for NAICS 235950, size standard 11.5M. Mechanical Maintenance. This is a Source Selection and Small Business must meet the requirements of Phase I ("Go"), offerors must be performing or have performed (within the past 5 years) full mechanical maintenance services in at least three (3) separate facilities comparable to the Jacob K. Javits, Federal Office Building. "Full mechanical maintenance services" is defined to include the operation, maintenance, and repair of mechanical, electrical , plumbing and utility systems. A facility is considered to be "comparable" if it is an office building, courthouse, or hospital of at least 2.5 million gross square feet and 42 stories and meets the minimum standards for at least 8 of the following 11 characteristics. CHARACTERISTIC MINIMUM STANDARD 1-Population (permanent tenants) At least 4,000 2-Chillers Minimum of 4 chillers up to 450 tons 3-High Pressure Steam high pressure steam 4-Pump(chilled-water & Condenser-water 25 5hp to 100hp 5-Main air handlers 25 units 12,000 to 80,000 cfm 6-Main Motors(for air handlers,pumps,towers,ect. Over 100 at 5hp up to 100hp 7-Emergency Generators 3 over 2400kw 8-Fire Alarm At least 1,000 9-BMS/EMS At least 1,000 10-plumbing Fixtures (toilet,sink,urinals) Over 700 11-Service Calls 4,000 calls per year Mechanical Maintenance Service Contract to include all trades with proper licensing and experience to staff facilities on a 24 hours 7 days operation.
