Description
U.S. Government is seeking to lease approximately 125,000 rentable square feet of Class A office and related space along with 88 inside parking spaces, 3 inside bus parking spaces and 600 surface spaces, for the Immigration and Naturalization Service (INS). Space should yield approximately 107,000 ANSI/BOMA usable square feet. The space must be located on 8-10 acres of land. The Government reserves the right to determine minimum acceptable floor plate size and column spacing. By occupancy, building must meet GSA Asbestos criteria, GSA Life and Fire Safety Standards, and Americans with Disabilities Act (ADA) requirements. All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. Unique Requirement (optional): Section 2 of EO 13006 requires that in filling their space needs, federal agencies give first consideration to locations in a specifically prescribed hierarchy as follows: o Historic properties within historic districts o Sites within historic districts (whether developed or undeveloped) o Historic properties outside of historic districts Location/Delineated Area: Offered properties/site must be located within or address on the following boundaries: Beginning on the north- Denny Way; east to I-5; south on I-5 to the South Boeing Access Rd; west to Pacific Hwy South; south to 146th St; west to Hwy 509; north to Marginal Way to Alaskan Hwy South and terminating at Denny Way Lease Term: The Government desires a 20 year term with the Government having termination rights after the 10th year of occupancy. Desired Occupancy Date: Occupancy is required no later than July 2004. Expressions of Interest should include the following: 1. Building name/site and address 2. Rentable square feet and rentable rate per square foot 3. Common Area Factor for available space by floor on a single and multiple tenancy basis 4. Offeror's name, address, phone number 5. Responses by other than the property owner must include written permission of the owner to offer the space. A market survey will be scheduled for the week of February 25,2002.
