Description
AMOUNT: Approximately 3,563 rentable square feet of office space, yielding at least 3,239 BOMA usable to a maximum of 3,401 BOMA usable square feet of office and related space. LOCATION: Space must be located outside of a flood plain, easily located from a major street or highway and fronting and or bounded within the following delineated areas: 1) NORTH: Peace St. from Boylan Ave. to Blount St. SOUTH: Southern Railroad Tracks to Martin Luther King Jr. Blvd., travel Martin Luther King Jr. Blvd. To Blount St. EAST: Blount St. form Peace St. to Edenton St., Edenton St. to Bloodworth St., travel Bloodworth St. to Davey St., Davey St. to Blount St., Blount St. to Martin Luther King Jr. Blvd. WEST: Boylan Ave. from Peace St. to Hargett St., Hargett St. to Southern Railroad Tracks, along the Southern Railroad Tracks to Martin Luther King Jr. Blvd. First consideration for properties located within the Central Business District, as delineated above. If suitable competition cannot be found within this area, the Government will seek space within the delineated area below to satisfy this requirement: 2) NORTH: Millbrook Rd. from Hwy. 70 (Glenwood Ave.) to Hwy. 1 (Capital Blvd.) SOUTH: U.S. 64 from I-440 Beltline to the Southern Railroad Tracks, along the Southern Railroad Tracks to Martin Luther King Jr. Blvd., travel Martin Luther King Jr. Blvd to Blout St., Blout St. to Davie St., Davie St. to Bloodworth St., Bloodworth St. to Hwy. 64 (New Bern Ave.), Hwy 64 (New Bern Ave.) to I-440 Beltline EAST: Hwy. 1 (Capital Blvd.) from Millbrook Rd. to I-440, I-440 from Hwy. 1 (Capital Blvd.) to Hwy. 64 (New Bern Ave.) WEST: Duraleigh Rd. form Millbrook Rd. to Blue Ridge Rd., Blue Ridge Rd. to Wade Ave., Wade Ave. to Hwy. 1/I-440 to Hwy. 64 REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. TERM: Lease term is ten years with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
