- U.S. GOVERNMENT REQUIRES OFFICE SPACE The General Services Administration desires to lease a maximum of 22,310 and a minimum of 21,250 rentable square feet of space, which must yield a minimum of 18,475 to 19,400 square feet of contiguous office and related space with 56 reserved secured parking spaces in the City of Phoenix, Arizona for use by the Department of the Treasury for personnel, furnishings, and equipment. The space must be contiguous on one floor or no more than two contiguous floors in a Class A building with at least 20 feet between columns for efficiency of layout. Regularly scheduled public transportation and/or employee parking within two (2) blocks sufficient to cover commuting and visitor needs must be available. LEASE TERM: Ten (10) years, five (5) years firm. OCCUPANCY: Space must be ready for occupancy by January 15, 2003. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: Starting at the railroad tracks and S. 19th Avenue, heading counterclockwise to S. 7th Avenue, then heading East on W. Grant Street, then heading North on S. 7th Street, then back to the railroad tracks, to S. 13th Street heading North, then West on E. Van Buren Street to N. 7th Street, then North to Camelback Road, then South on N. 7th Avenue, then heading South to W. Van Buren Street, then West to N. 19th Avenue, and back to the point of beginning at S. 19th Avenue and the railroad tracks. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. Space offered must be in quality, modern office building and conform to fully meet seismic safety standards. Buildings with Asbestos will not be considered. The building must conform to the seismic standards for new construction of the current edition of the International Conference of Building Officials' (ICBO) Uniform Building Code (UBC), the Building Officials and Code Administrators (BOCA) National Building Code. Regularly scheduled public transportation, sufficient employee and visitor parking, and freeway access must be available within two (2) blocks.
