- Description
- The Government is interested in leasing approximately 6,590 rentable sq.ft. yielding 5,730 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in RALEIGH, NC. This space is required no later than JULY 1, 2003. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. FIRST CONSIDERATION shall be given to space located within the CBA bounded by: On the NORTH: by Peace Street; on the EAST: by Blount Street to Edenton to Bloodworth St. to Davie Street and back on Blount Street; on the SOUTH: by Martin Luther King Blvd.; on the WEST by the Railroad tracks from Martin Luther King Blvd to a line which intersects Hargett Street, and north on Boylan to Peace Street. If suitable space is not available, consideration will be given to an area bounded by: On the NORTH: by East Millbrook Road, to EAST: Atlantic Avenue, to SOUTH: I440, to WEST: Lead Mine Road. Unique Requirements Overview: Offers must be for contiguous floor space in a quality Class ?A? type building of sound, substantial construction and location shall embody a corporate or professional office image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square.
