Description
REQUIREMENT: General Services Administration is interested in leasing approximately 11,600 net rentable square feet which will produce approximately 10,100 BOMA usable square feet with 71 reserved parking spaces for the Social Security Administration. LEASE TERM: 10 years firm. DESIGNATED AREA: Northern Boundary: one mile outside of Loop 463 Southern Boundary: Mockingbird, east to one mile outside Loop 463 Eastern Boundary: one mile outside of Loop 463 Western Boundary: Highway 87 (Main St.)- from one mile outside Loop 463 UNIQUE REQUIREMENTS: The lessor must provide a telephone entry point not to exceed 150 feet from the Data room where the Government-owned switch will be installed. A lighted flagpole is required. Outside parking is required in accordance with local city codes with no additional cost to the Government and is to be assigned for official use. All space must be contiguous on one floor with the exception of the storage/mail room, training/multipurpose room, or both which may be separated from the primary space by a public corridor. LOCATION: This space shall be inside or outside the Central Business District (CBD). Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block: (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address 2) Square footage offered 3) Method of Measurement used to determine rentable square feet. 4) Name, address, and telephone number of individual to be contacted 5) Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations regarding the space to be leased with representatives of Federal Agencies other than the officers and employees of the General Services Administration.
