- Description
- AMOUNT: Approximately 9,282 rentable square feet of office space, yielding at least 8,4380 BOMA usable to a maximum of 8,691 BOMA usable square feet of office and related space. LOCATION: The Government will give first consideration to properties located within the Central Business District. However, if suitable competition can not be found within this area, the Government will look within the delineated area below to satisfy this requirement. Space must be located outside of a flood plain, easily located from a major street or highway and fronting and or bounded within the following delineated areas: 1)* Begin at the north west corner of the city at the intersection of First East Street and Yazoo Canal, travel East along First East Street to Locust Street, South along Locust to Clay Street, East along Clay Street to Highway 27, Southwest to I-20 South Frontage Road at Old Highway 27, Southwest along I-20 Frontage Road to Indiana Avenue, West along Indiana to Mission 66 Road, North along Mission 66 to Baldwin Ferry Road, West along Baldwin Ferry Road to First North Street, South along First North to Hollywood Street, Southwest along Hollywood Street to Cherry Street, South along Cherry to Belmont Street, West along Belmont to where it would intersect the Yazoo Canal, North along the Yazoo Canal to the beginning point at First East Street, REQUIRED: All services, supplies, utilities, partitioning and required tenant alterations are to be provided as part of the rental consideration. This includes availability of access to public transportation where applicable. TERM: Lease term will be for ten years with the Government having cancellation privileges in whole or in part at any time on or after the fifth year with 60 days advance written notice. Space must be ready for occupancy no later than December 2002. OWNERS & AGENTS: Submission by any party other than the owner or manager of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space.
