- REQUIREMENT: The U.S. Government is seeking to lease approximately 14,895 rentable square feet yielding 12,952 usable square feet of contiguous office and related space in Florence, Kentucky. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Florence, Kentucky within the following delineated area: NORTH: Interstate 275, SOUTH: US Highway 42 (Dixie Highway) from Hopeful Church Road to Dudley Road, EAST: Thomas Moore Parkway to Horse Branch Road to Interstate 275, WEST: Hopeful Church Road to the Intersection of Hopeful Church Road and KY 18. Then the West Boundary becomes the City Limits intersects with Turfway Drive. The West Boundary then continues along Turfway Dr. until Turfway Dr. intersects with Hwy. 71/75. The West boundary then continues along Hwy. 71/75 until it intersects with Interstate 275. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with 71 surface parking spaces required within two blocks. Space must be ready for occupancy on October 1, 2003. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
