Description: The U.S. Government is seeking to lease office space consisting of approximately 12,354 rentable square feet of Class A office and related space to yield a minimum of 10,743 to 11,065 maximum ansi/boma usable square feet of office space. Space must be located within the following delineated area: Durham-Chapel Hill Boulevard and Cornwallis Road on the North; Hope Valley Road to Pineview Road and Cornwallis Road on the East; Garrett Road and Hope Valley Road on the South; Durham-Chapel Hill Road Boulevard and Garrett Road on the West in Durham, NC. Required: All services, supplies, utilities, partitioning, and required tenant alterations are to be provided as part of the rental consideration. Term: The space is required by August 1, 2002 for 10 years, 5 years firm with the Government having cancellation privileges after the firm term.
