This posting is amended as follows: Wallace & Steichen, Inc., a brokerage firm under GSA Contract GS-09P-KSD-0104 will be performing all lease acquisition services required for leasing approximately 11,332 rentable square feet of office and related space for the Social Security Administration, Lakewood, CA. The General Services Administration is seeking to lease existing office space or a build to suit facility consisting of approximately 11,332 rentable square feet of contiguous office and related space with a minimum of two (2) reserved off street parking space(s) in the city of Lakewood, California. Rentable space must yield 9,854 to 10,346 BOMA usable square feet, available for use by the Social Security Administration for personnel, furnishings and equipment. Contiguous, first floor space with direct access is preferred. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within two (2) blocks, and regularly scheduled public transportation and/or employee parking within two (2) blocks sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one quarter of a mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. UNIQUE REQUIREMENTS: Space is preferred at street level and must have potential for efficient space layout. LOCATION: The space must be located within the city limits of Lakewood, California within the following street boundaries: North: Artesia Freeway (91) South: Carson Street. East: San Gabriel Freeway (605) West: Paramount Boulevard LEASE TERM: 15 Years, 10 Firm Expressions of interest should include the following: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. Method of measurement used to determine rentable square foot 4. Common area factor(s) for available space by floor, if applicable.
