- REQUIREMENT: The U.S. Government is seeking to lease approximately 11,000 rentable square feet yielding approximately 9,900 usable square feet of contiguous office/warehouse and related space in Phoenix, Arizona. Contiguous (same floor) space is preferred. Space must be located in a prime commercial office/warehouse district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Parking for official government vehicles, employees, and visitors must be available on site with a preference for reserved parking. LOCATION: The U.S. Government will be evaluating offers from the following delineated area within Phoenix, Arizona. A portion of this area has been EXCLUDED from consideration. Please contact the representative listed below to determine if your property is located within the area of search: NORTH: Thunderbird, EAST: Northern, SOUTH: 43rd Avenue, WEST: Tatum Boulevard. If you are not sure if your property fits in the delineated area please call for more information. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy on 12/31/ 2002. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1. Space must be contiguous, on one floor. 2. Outside storage/parking (fenced area) area of approximately 4,500 square feet is required 3. Set back from roadway and other property boundaries by at least 100 feet. 4. A minimum of one grade level-loading door is required. 5. A minimum of four thousand, seven hundred (4,700) square feet of air-conditioned office and related space is required. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges after 5 years.
