- RE-ADVERTISEMENT UNITED STATES GOVERNMENT SEEKS TO ACQUIRE A SITE in INDIANAPOLIS, INDIANA THIS IS A RE-ADVERTISEMENT. PREVIOUSLY SUBMITTED SITES DO NOT REQUIRE RE-SUBMISSION. The General Services Administration (GSA) is seeking expressions of interest to obtain an assignable, no-cost option for a future developer to purchase the site within the city limits and 7th Congressional District of Indianapolis, Indiana that meet the following initial requirements: A minimum of 5 acres to a maximum of 7 acres. The site must be located within the following boundaries: NORTH: 71ST STREET EAST TO CARROLL ROAD (MARION/HANCOCK COUNTY LINE) EAST: CARROLL ROAD FROM 71ST STREET SOUTH TO TROY AVENUE SOUTH: TROY AVENUE WEST TO INTERSTATE 65 THEN NORTH TO INTERSTATE 70 THEN WEST TO INTERSTATE 465 WEST: INTERSTATE 465 FROM INTERSTATE 70 NORTH TO 71ST STREET A market survey will be conducted to inspect sites offered for consideration. The following list represents GSAs evaluation criteria.They are listed in order of importance. The site will be selected that is most advantageous to the Government, all factors considered. 1. Site location/proximity to U.S. Courthouse and Federal Building 2. Security concerns regarding site 3. Site accessibility to major highways and public transportation 4. Underground conditions/previous site usage 5. Surrounding neighborhood 6. Cost Upon selection of the site and the successful negotiation of the assignable, no cost purchase option, the option will be secured by the United States General Services Administration to guarantee the right of the future developer to purchase the optioned site and construct a facility for the United States Government. GSA will be competing the development of an office building of approximately 110,470 rentable (yielding 93,900 BOMA usable) square feet in addition to a minimum of 111 separate secure/reserved parking spaces under a leasehold interest for the United States Government. Brokers or agents may represent the site owner but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the ownership of the site. Submission Deadline: If you are interested in offering a site for consideration and it meets the initial requirements of this advertisement, please submit the following information (at least three original sets) on the site: 1. Location, 2. A Phase 1 Environmental Study, 3. Plat of Survey with dimensions, 4. Title Report reflecting total control of the site, 5. Zoning and Price to the address below on or before June 28, 2002. Late Responses Will Not Be Considered.
