- UNITED STATES GOVERNMENT General Services Administration OFFICE AND RELATED SPACE REQUIRED Aurora, Colorado OCCUPANCY DATE REVISED - SEE BELOW *** DELINEATED AREA REVISED - SEE BELOW **** The Federal Government has a requirement to lease office space consisting of approximately 9,200 to 10,000 BOMA rentable square feet. The space must be contiguous on one floor. Rentable space must yield a minimum of 8,000 BOMA usable square feet to a maximum of 8,700 BOMA usable square feet for use by tenant for personnel, furnishings, and equipment. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within the 100-year flood plain and will be subject to any and all other building or construction rules, regulations, laws and/or ordinances on the local, county, state and federal levels as they may apply. The initial tenant will be Tricare Management Activity - Aurora. Such space shall be ready for occupancy no later than August 1, 2002 (revised from October 1, 2002). The government is seeking a lease term of 4 years with 2 years firm. Space offered must be located within the following delineated area: East: I-225 West: Buckeley/Airport Blvd., North: 1-70, South: Iliff Avenue. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement.
