Description
US GOVERNMENT SEEKING SPACE IN LUKIN, TEXAS FOR BUILT TO SUIT (SFO 1TX0514) Description: General Services Administration (GSA) is interested in leasing approximately 11,624 rentable square feet of fully serviced office space, which must yield a minimum of 10,107 usable square feet to a maximum of 11,118 usable square feet for personnel, furnishings and equipment to be occupied by the Social Security Administration. On site parking is required for fifty (50) cars, and a total of three (3) parking spaces are to be assigned for official use. Any additional parking spaces in accordance with local codes, if required, and adequate handicap parking at no additional cost to the government. The cost of moving, alterations, telecommunications relocation, etc., will be considerations in determining the best opportunity for the government. For unimproved sites, the land should be of adequate size to accommodate a 50 ft set back on all four sides of the building including separate employee and visitor parking and green space. Unique Requirements: Prospective buildings must present a dignified and professional appearance. The office and related space shall be on the ground floor and must be contiguous and on one level without being split by a public corridor or firewalls. The space shall be no more than twice as long as it is wide. If ground floor space is not available, contiguous upper-floor space may be an acceptable alternative if approved by the GSA Contracting Officer. If the proposed lease space is on the fifth floor or higher then the entire building must be equipped with a sprinkler system. To be considered for competition buildings must be ADA compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. The building and on-site parking must be open for business between the hours of 6:30 am to 6:30 pm, M-F, except Saturdays, Sundays, and federally recognized holidays. The average number of overtime hours worked on a monthly basis is fourteen (14) hours between the hours of 8:00 am and 3:00 pm on Saturday. The estimated annual overtime HVAC requirements are 168 hours. A variety of affordably priced carry-out and dine-in restaurants shall be located within six hundred feet. Other employee services, such as retail shops, cleaners, banks, etc., shall be located within one thousand feet. Regularly scheduled (throughout the day) public transportation must be available within 600 feet of the building entrance. For unimproved sites, the land should be of adequate size to accommodate separate employee and visitor parking and green space. Location: Within 1 (one) mile of the Central Business District. Sites which are located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed office space. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Lease Term: Fifteen-year lease with termination rights to the GSA after ten years. Expressions of Interest Should be Made as soon as Possible and Include the Following: 1) Location of property being offered; 2)Rentable and Usable square footage; 3)Method of measurement used to determine rentable square feet; 4)Name, address and telephone number of individual to be contacted; 7)Evidence of authority to represent the owner; 8)One eighth inch scale drawing of space being offered; and 9) Any other considerations that would be beneficial to the Government. Authorized Contacts: In no event shall the offeror enter into negotiations concerning the space to be leased with anyone other than the General Services Administration Contracting Officer or Designated Government Representative associated with this action.
