Description
OFFICE SPACE AT OR NEAR AIRPORTS WANTED BYTHE U.S. GOVERNMENT REQUIREMENT: The General Services Administration is seeking to lease office and related space consisting of approximately 12,000 BOMA rentable space along with 10 reserved, and 25 unreserved parking spaces either near or at the following southern California metropolitan airports: LAX, Burbank, Ontario. Buildings should be within 5 minutes driving time to the airports. The rentable space must yield 10,000 to 10,500 usable square feet for use by the U.S. Transportation Security Administration for personnel, furnishings and equipment. The 10 reserved parking spaces are required for official government vehicles. Outside parking is acceptable; however, inside parking is preferred. An additional 25 parking spaces must be available on site for employees. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants should be located within one-half (1/2) mile as well as other amenities such as retail shops, cleaners, banks, etc. to also be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as a modern office building having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 (or later) edition if the lateral load resisting system is of concrete, masonry or steel composition. The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. UNIQUE REQUIREMENTS: None LEASE TERM: Five (5) years, three (3) years firm. OCCUPANCY: Space must be ready for occupancy by November 1, 2002 or sooner. . Expressions of interest should include the following information: 1. Building name and address 2. Rentable square feet and rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common area factor(s) for available space by floor, if applicable 5. Evidence of ownership, legal description, zoning, flood plain data, and pictures of the building 6. It is preferred that offers be submitted by the building owners or authorized agents of the owners with the evidence of authority to act in this capacity.
