- REQUIREMENT: The U.S. Government is seeking to lease approximately 9,704 rentable square feet yielding 8,438 usable square feet of contiguous office and related space in Vicksburg, Mississippi. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Vicksburg, Mississippi within the following delineated area: NORTH: First East Street from Yazoo Canal to Locust Street. The North Boundary then proceeds south along Locust Street to Clay Street and then East along Clay Street to Old Highway 27, SOUTH: Indiana Avenue from I-20 South Frontage Road to Mission 66 Road. The South Boundary then proceeds north along Mission 66 to Baldwin Ferry Road, West along Baldwin Ferry Road to First North Street, South along First North Street to Hollywood Street, Southwest along Hollywood Street to Cherry Street, South along Cherry Street to Belmont Street, West along Belmont Street to where it would intersect Yazoo Canal, EAST: I-20 South Frontage Road from Old Highway 27 to Indiana Avenue, WEST: Yazoo Canal from where Belmont Street would intersect to First Street East. Note: A map demonstrating the delineated area is available upon request. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with 48 surface parking spaces available within two blocks, preferably on site. Space must be ready for occupancy by March 2004 or sooner. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
