- The Government is interested in leasing approximately 47,892 rentable sq.ft. yielding 41,645 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in MEMPHIS, TN. This space is required no later than SEPTEMBER 1, 2003. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: Area consideration to be within 4 blocks of the Federal Building; or NORTH: Jackson Ave; EAST: Fourth St.; SOUTH: Mississippi River; WEST: Court Ave. Unique Requirements Overview: Offers must be for contiguous space 3rd floor or higher, located directly above or below in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Sites adjacent to railroads are not acceptable. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Security requirements will be identified at market. Reserved covered parking spaces identified to accommodate 13 vehicles. Any new lease construction must maintain a minimum 50 foot standoff distance from the constructed facility unless waived by the Contracting Officer.
