Description
The Government is interested in leasing approximately 1,955 rentable sq.ft. yielding 1,700ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in COOKEVILLE, TN with ability for expansion. This space is required no later than APRIL 1, 2003. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: NORTH: beginning at Willow St. and 12th Ave east to Washington Ave., south to 10th, east to Burton Branch Rd.; EAST: by Dry Valley Rd. to Hwy 70 to I-40; SOUTH: by I-40; WEST: Willow Ave. Unique Requirements Overview: Offers must be for a contiguous floor plan space 2nd floor or higher in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office image. Sites adjacent to railroads are not acceptable, nor industrial/warehouses. Columns must be at least 24 feet from any interior wall and from each other and be no more than 2 feet square. Specialized security requirements will be identified at market. Reserved covered parking spaces identified to accommodate 3-5 vehicles. Any new lease construction must maintain a minimum 50? standoff distance from the constructed facility unless waived by the Contracting Officer.
