Description
The Government is interested in leasing approximately 14,953 rentable sq.ft. yielding 13,003 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in FLORENCE, SC. This space is required no later than APRIL 1, 2003. The lease term is ten (10) years with the Government having cancellation rights after five (5) years. Space must be located within the following geographic boundaries: First Consideration will be given to the CBD NORTH: by N.B. Baroody; EAST: to Ravenel St., proceed west on E. Evans, by Railroad St; SOUTH: by Cheves St; WEST: by Coit St. If adequate competition is not achieved, consideration will be given within: NORTH: W. Darlington St between Hoffmeyer Rd. and Cashua Dr; EAST: by Cashua Dr; SOUTH: W. Palmettto; and WEST: W. Evans to McLeod Blvd. by Dozier Blvd to Hoffmeyer Rd at W. Darlington. Unique Requirements Overview: Offers must be for a contiguous floor plan space in a quality building of sound, substantial Class ?A? construction and location shall embody a corporate professional office park image. Industrial/warehouse sites or sites adjacent to railroads are not acceptable. Overall dimensions of the space shall have a maximum length to width ratio of 2 to 1. Columns must be at least 20 feet from any interior wall and from each other and be no more than 2 feet square. Parking spaces identified to accommodate 44 employee vehicles and customer parking. Any new lease construction must maintain a minimum 50 feet standoff distance from the constructed facility unless waived by the Contracting Officer.
