Description
United States Government Seeks Sources for Leased Office and Related Space The United States Government is seeking to lease office and related space consisting of approximately 18,760 square feet of rentable space. Rentable space must yield 16,312 to 17,128 occupiable square feet, available for use by the Social Security Administration in Reno, Nevada for personnel, furnishings, and equipment. Regularly scheduled public transportation and/or employee parking within 3 blocks sufficient to cover commuting and visitor needs should be available. Space should be located within 3 blocks of a variety of moderately priced fast food and/or eat-in restaurants. Other amenities such as retail shops, cleaners, banks, etc. should also be available within 3 blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Build-to-suits offered are required to meet the Interagency Security Committee (ISC) criteria of a 50-foot setback from streets and public parking. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the requirements of the Uniform Federal Accessibility Standard for handicapped access, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. Building and in quality, modern office building and conform to fully meet seismic safety standards. Building and space offered must conform to the seismic standards for new construction of the current edition of the American Society of Civil Engineers (ASCE 7-98) ?Minimum Design Loads for Buildings and Other Structures?. For Existing Buildings, the building and space being offered must conform to the seismic standards as set forth in the ?Standards of Seismic Safety for Existing Federally Owned or Leased Buildings and Commentary?, ICSSC RP 6. The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: McCarran Blvd. East: McCarran Blvd. South: McCarran Blvd. West: McCarran Blvd. EXCLUDING THE FOLLOWING INNER AREA OF THE DELINEATED AREA: North: Interstate 80 East: Wells Ave. South: Truckee River West: Keystone Ave. LEASE TERM: 12 years, 10 years firm. OCCUPANCY: Space must be ready for occupancy by July 31, 2004. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and Address 2) Rentable square feet and rentable rate per square foot 3) Method of Measurement used to determine rentable square feet 4) Common Area Factor(s) for available space by floor 5) Offers must be submitted by owner (s) or by authorized representatives of the owner (s) only.
