- Description
- Base Requirement: The United States Government is seeking to lease approximately 225,000 to 275,000 BOMA rentable square feet (RSF) of office and related space. The space must provide full building occupancy and control. The immediate parking requirement is 1,000 spaces. Space must be located in no more than three handicapped-accessible buildings that are located adjacent or convenient to each other as in an office park setting enabling a securable perimeter. Offerors are asked to coordinate expressions of interest when multiple buildings are offered. This acquisition will be subject to stringent delivery timeframes and is expected to be conducted using shortened response times and an aggressive award schedule. Additional Expansion Requirement: The Government is also interested in expansion capabilities up to an additional 250,000 RSF. This space should be adjacent to or convenient to the offered premises. Availability: Space must be available (base requirement) for installation of tenant improvements commencing as early as January, 2003. Phased occupancy will be considered provided that substantial completion can be achieved by June 2003. The availability of the expansion requirement should be presented in a schedule. Delineated Area: Metropolitan Area of Washington DC consisting of Prince Georges and Montgomery counties in Maryland; the central employment area (CEA) of Washington DC; Fairfax and Loudoun counties in Northern Virginia including all incorporated cities. Lease Term: Five to ten year firm with (2) five-year options to review. Expressions of Interest should include the following information: 1. Building name, address, age. 2. Total square footage available (BOMA ANSI office rentable and usable) and availability schedule for all space offered. 3. Rental rate information quotation per BOMA ANSI office rentable square feet. 4. Scaled floor plans (as-built) identifying the space to be offered on CADD disc. 5. Information on the building ownership. 6. Amount of parking available. 7. Schedules addressing the availability of the base requirement of 225,000 to 275,000 RSF and the availability of expansion space. 8. Site plans including available setbacks.
