Description
THE UNITED STATES CUSTOMS SERVICE Is seeking Office and Aircraft Hangar Space for Lease in Jacksonville or St. Augustine, Florida (including outlying areas in Duval and St. Johns Counties). Facility: Suitable existing, or build-to-suit, space of approximately 90,000 square feet of rentable space is required. The facility must yield a minimum of 70,000 occupiable square feet to a maximum of 100,000 square feet; which include 17,200 square feet of office space, 18,600 square feet of maintenance support space, 33,000 of hangar space capable of housing P-3 AEW aircraft, on-site parking for 180 vehicles, and 350,000 square feet of dedicated aircraft ramp sufficient to accommodate up to 7 P-3 AEW aircraft. In addition, the hangar space will require the installation of a 3-ton capacity under-hung overhead crane for removal of radar domes, engine maintenance, etc. A clear height of 43?-0? is required, with 40?-0? height doors. The hangar space must be column free, with the entire apron side able to be opened by electrically operated rolling doors. The offered site must meet all codes, including EPA and OSHA requirements. The facility must be located on an airfield having at minimum one 8,000 foot-long hard-surfaced runways with instrument approach. An 8,000 foot-long crosswind runway is desired but not required. Runway(s), taxiways, and aprons must be capable of supporting a fully loaded P-3 AEW aircraft. The site must be capable of providing 24-hour emergency fire and crash response, 24-hour air traffic control for takeoffs and landings, 24-hour fueling, immediate access to the runway for takeoffs, 24-hour security, and limited/controlled access to the leased premises, including the aircraft ramp area. An EPA approved washrack is required, preferably available as part of the leased premises; but otherwise, existent on the airport property and available for use by the tenant operation. Services: All services and utilities shall be included as part of the rental consideration. Term: Seeking a twenty (20) year lease, with a ten (10) year firm term, with two 5-year options. Occupancy is required no later than December 31, 2003.
