Description

The U.S. General Services Administration (GSA) is interested in leasing approx. 17,788 rentable sq.ft. of space to yield 15,468 usable square feet of space. Occupancy date will be by September 1, 2003. Lease term: 10 years, 5 years firm. Space must be located in the following delineated area: North: Chalkville Mountain Road; South: Edwards Lake Road and Medical Park Drive; East: Highway 11; West: Grayson Valley Drive, Brewster Road, Pine Hill Road. Unique Requirements: Space offered must in the same building and preferably on the first floor. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be ?U? or ?L? shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with a minimum of 77 on-site assigned parking spaces for visitors or in accordance with local code whichever is greater. A 50 ft. setback for new construction is required from the curb of the street to the front curtain wall of the building.
