- facility consisting of approximately 8,645 net usable (9,942 rsf) rentable square feet of contiguous office and related space with a minimum of five (5) outside parking space(s) in the city of Santa Maria, California. Rentable space must yield 8,645 BOMA usable square feet, The General Services Administration is seeking to lease existing office space or a build-to-suit available for Internal Revenue Service for personnel, furnishings and equipment. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within one quarter (1/4) mile, and regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Amenities such as retail shops, cleaners, banks, etc. should also be available within one quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office type buildings having fully adequate means of ingress and egress, must be altered or constructed to meet Government requirements, and must be fully serviced. The building must also conform to the seismic requirements for new construction of the current edition of the Uniform Building Code or the 1976 (or later) edition if the lateral load resisting system is of concrete, masonry, or steel construction. The buildings offered must not contain sprayed-on fire proofing or acoustical treatment containing asbestos. UNIQUE REQUIREMENTS: Space is preferred at street level and must have potential for efficient space layout. LOCATION: The space must be located within the city limits of Santa Maria, California within the following street boundaries: North: Main Street East: (North to South) Suey Rd to Cypress Street : to Palisade Dr over to Church Street down Stradford Ave. to Cypress Street down by Bradley Road to Santa Maria Way South Santa Maria Way and Bradley Road West: Broadway to McCoy Lane LEASE TERM: 10 Years, 5 years Firm Expressions of interest should include the following: 1.
