Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT The General Services Administration desires to lease approximately 9,720 net usable (11,178 rsf) square feet of contiguous office and related space together with approximately 3 reserved parking spaces for the Social Security Administration in the Oxnard, CA area. Term of the lease will be for 10 years, 8 years firm. This ad is re-published to establish a larger delineated area to include the Central Business Area (CBA) for the City of Oxnard and the following outer boundaries: North: Highway 101 South to Rose Avenue to Auto Center Drive East: Rice Avenue South: Camino Del Sol to Rose Avenue to Gonzales Road West: Oxnard Blvd. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive and moderately priced fast food and/or eat-in restaurant within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Locations cannot be located in 100 year (zone A) or 500 year (zone B) Flood plain; Buildings in these flood plain zones are unacceptable. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet requirements of the Uniform Federal Accessibility Standard for disabled access, must be altered or constructed to meet the Government's requirements, and must be fully serviced. The building must also conform to the seismic requirements per ?Handbook for the Seismic Evaluation of Buildings - A Prestandard? (FEMA 310) and can be obtained by calling the FEMA Distribution Center at (800) 480-2520._ The building offered must not contain sprayed on fireproofing or acoustical treatment containing asbestos. Occupancy is desired by October of 2003. The previous ad published October 28, 2002 in the Los Angeles Downtown news is cancelled and replaced with this publication. Submissions from previous ad will be considered and it is not necessary to re-submit.
