Description
The United States Government is interested in obtaining an assignable, no cost option to purchase property or donation of a site containing a minimum of 3.2 acres in Tulsa, Oklahoma, to accommodate the following: A required 50 foot setback from the street right-of-way on all sides of the building; a minimum building floor plate of 26,000 BOMA usable square feet; code required handicapped parking; 184 additional surface parking spaces. The site must be located within a conforming office development setting that would provide a modern design with prestigious appearance. Area of consideration (delineated area): NORTH BY: 21st Street; EAST BY: Garnett Road; SOUTH BY: 71st Street; WEST BY: Harvard. Sites fronting directly on the perimeter of the Delineated Area will be considered, if the above criteria is met. Sites located directly on a highway or 6-lane thoroughfare shall not be considered in the following instances: (1) if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction within a block; (2) if the location access is directly from a highway, unless there is a traffic control device within two blocks or equivalent from the proposed site. Locations must be as convenient to the visiting public as possible. Primary consideration in selecting boundaries will be accessibility by public and private transportation for the greatest number of people in the service area. Expressions of interest must include the following information: 1. Location map; address; aerial photos; Site Plan with size stated and showing that above requirements fit on site; legal description; prominent features; identify existing structures. 2. Land cost, including annual amortization rate. Owners may submit their proposals. Proposals submitted by agents must be accompanied by documentary evidence of the agents authority to make such offers. This is to advise persons submitting offers that, due to procedural regulations under certain laws, options should remain open through July 2003. The Government will make every effort to expedite the site selection. This advertisement is not a basis for negotiation, and the right is hereby reserved as the interest of the government may require, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement. Upon selection of the site, GSA will be competing for a developer to construct an office building of approximately 32,000 BOMA rentable square feet of office and related space.
