- The U.S. General Services Administration (GSA) is interested in leasing approx. 125,000 ? 141,673 rentable sq.ft. of space to yield 108,696 ? 123,194 usable square feet of space. The exact square footage is still under consideration and will be determined by market survey date. Occupancy date will be by November 15, 2003. Lease term: 10 years, 7 years firm. Space must be located in the following delineated area: An area bounded by the intersection of Clairmont and North Decatur Road, West on North Decatur Rd./Rock Springs Rd., North on Piedmont Road, East on Sidney Marcus Boulevard, North on Buford Highway, North on Clairmont Rd., North on Peachtree Industrial, 285 East, 85 South on Clairmont Rd. to North Decatur Rd. to point of beginning. Unique Requirements: Space offered must in the same building and contiguous. Space offered must have potential for efficient layout, e.g., space should not exceed a length to width ratio of 2:1 nor be ?U? or ?L? shaped. No atriums or other areas interrupting contiguous space; no extremely long narrow runs of space; no irregular space configurations or other unusual building features adversely affecting usage will be considered. The Government requires a fully serviced lease with a minimum of 42 on-site assigned (fenced and gated) parking spaces plus available spaces for 80 employees on site or within 200 feet of the site. A 50 ft. setback for new construction is required from the curb of the street to the front curtain wall of the building.
