- AD MODIFIED TO UPDATE LEASE TERM REQUIREMENTS: LEASE WILL BE FOR 10 YEARS WITH 5 YEARS FIRM TERM REQUIREMENTS: The General Services Administration Is Interested In Leasing Approximately 1,806 Rentable Square Feet Of Space Consisting of 426 Square Feet Of Office Space And 1,380 Square Feet Of Warehouse Space In The Beaumont, Texas Area. Rentable Square Footage Must Yield 1,642 to 1,570 BOMA Usable Square Feet Of Lease Space. U.S. Fish and Wildlife Service Will Occupy The Lease Space. TERMS: Office And Warehouse Space Must Be Co-Located Within One Location. Location Must Be A Single, Undivided Space With Minimum Of A 14-Foot Ceiling And Reinforced Concete Floors With Floor Drain Providing Direct Access To And From The Office Area. Warehouse Space Must Be Minimum Width of 20' x 25' On Ground Level With Drive-In/Drive Out Capability. Warehouse Space Should Be Equipped With A Minimum Of 1 Roll-Up Garage Type Door With A Minimum 14-Foot Overhead Clearance And 10 Foot Side-to-Side Clearance. Warehouse Space For Storage Should Meet Minimum Standard Requirements For Ventilation And Fire Suppression For Storage Of Gasoline In The Vehicle/Boat Fuel Tanks. Agency Requires 24 hour Access And Security Services. Three Reserved Market Parking Spaces Near The Main Entrance Is Required To Accommodate Full Size Pick-Up Trucks. LOCATION: Southwest Quadrant, Beaumont, Texas, West of Interstate 10, South of US Highway 90. EXPRESSIONS OF INTEREST SHOULD INCLUDE 1) Building Name And Address; 2) Rentable Square Feet And Rate Per Square Foot; 3) Method Of Measurement Used To Determine Square Footage; 4) Common Area Factor If Available; 5) Name, Address, and Telephone Number Of Individual To Be Contacted And Evidence Of Authority To Represent The Owner. AUTHORIZED CONTACTS: In No Event Shall The Offeror Enter Into Negotiations Concerning The Space To Be Leased With Representatives Of Federal Agencies Other Than The Officers And Employees of The General Services Administration.
