- REQUIREMENT: The U.S. Government is seeking to lease approximately 12,757 rentable square feet yielding 11,093 usable square feet of contiguous office and related space in Laguna, CA. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. Space must be located on one floor and the building footprint / floorplate must not exceed a two to one (2:1) ratio. Ground floor space is preferred. LOCATION: The U.S. government will be evaluating offers from the following delineated areas within Laguna, California: NORTH: Lake Forest Drive, EAST: Rockfield Blvd. to Mercury Road extended to the I-5 Interstate to El Toro Road, SOUTH: El Toro Road, WEST: Paseo De Valencia to Avenida De La Carlota to Ridge Route Drive to Peralta Drive to La Cadena Drive to Del Lago Drive to Lake Forest Drive. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy Fall 2003. 6 on-site, reserved parking spaces are required with additional spaces available within two blocks. LEASE TERM: Term is 15 years with 12 years firm, with the Government having cancellation privileges after 12 years.
