Description
The General Services Administration intends on evaluating an up to ten-year lease for up to 50,500 rentable square feet of warehouse space including twenty (20) official parking spaces. The rentable square feet must yield between 45,000 to 48,000 BOMA Usable Square Feet. The requirement requests that the existing lessor provide a tenant allowance. The General Services Administration will consider any sources that meet all of its requirements to determine whether relocation is in the best interest of the Government. A cost-benefit analysis and consideration of other factors including timing, costs of moving, alteration costs, impact on agency mission, availability of parking and other variables to be determined by the General Services Administration will be considered in the relocation decision. The required space must be within Prince George's County, Maryland within the following delineated area: North: Central Avenue - Route 214 East: Largo Road - Route 202 South: Ritchie White Road West: Ritchie Road The space must be ready for build-out by July 2003 and must be ready for full occupancy by November 2003. The space will house employees and must be fully life safety compliant and meet all ADA and UFAS accessibility standards. The General Service Administrations will require an extensive build-out to consider relocation as a viable option and thus will include the expense of build-out and move expenses in the financial evaluation of any alternative locations.
