Description
The United States Government is conducting a competition for approximately 28,808 rentable square feet of alternative office and related space and will relocate is a consideration of the economics involved and other factors are supportive. Rentable space must yield 26,471 BOMA usable square feet of contiguous office and related space with twenty-five (25) reserved structured parking spaces in the city of Los Angeles, California for use by the General Accounting Office for personnel, furnishings and equipment. Regularly scheduled public transportation and/or employee parking within two (2) blocks sufficient to cover commuting and visitor needs should be available. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements and above-standard alterations as well as the Agency mission and other factors will be considered. Space should be located with a variety of inexpensive, moderately priced fast food and/or eat-in restaurants within two (2) blocks and other amenities such as retail shops, cleaners, banks, etc. . . should be available within two (2) blocks. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Building offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or construction to meet the Government?s requirements and must be fully serviced. The building must also conform to the current seismic requirements for new and existing construction of the Uniform Building Code and FEMA 310. LEASE TERM: 8 Years, 5 Years firm AREA OF CONSIDERATION: Los Angeles, California Central Business Area OCCUPANCY: Space must be ready for occupancy by February 2004. Expression of interest should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per sqft. 3. Method of measurement used to determine rentable square foot. 4. Common area (s) factor(s) for available space by floor, if applicable.
