UNITED STATES GOVERNMENT Seeks Sources for Leased Office and Related Space REQUIREMENT: The General Services Administration is seeking to lease approximately 61,468 ANSI/BOMA rentable square feet of existing, contiguous office and related space with twelve (12) inside or outside reserved parking spaces, and at least two hundred fifty (250) on-site outside parking spaces in the city of Anaheim, Ca. The rentable space must yield a minimum of 53,451 ANSI/BOMA usable square feet to a maximum of 56,124 ANSI/BOMA usable square feet for use by the Immigration & Naturalization Service for personnel, furnishings, and equipment. Regularly scheduled public mass transportation and freeway accessibility within five (5) blocks sufficient to cover commuting and visitor needs should be available. Space should be located with a variety of inexpensive moderately priced fast food and/or eat in restaurants, and other amenities such as retail shops, cleaners, banks, etc. These services should be available within four (4) blocks. The offered space should be located in a prime commercial office district with attractive, prestigious, professional surroundings, and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must be altered or constructed to meet the Government?s requirement, and must be fully serviced. ACCESSIBILITY REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with ADAAG and UFAS. SEISMIC REQUIREMENTS: Offers for space in existing buildings will be evaluated for award based on level of compliance with current UBC as described in FEMA 310, "Handbook for the Seismic Evaluation of Buildings". LEASE TERMS: Ten (10) years, seven (7) years firm. Occupancy is desired on or before December 31, 2003. UNIQUE REQUIREMENTS: Immigration & Naturalization Service Special Space Requirements are included in the Solicitation for Offers LOCATION: Offered properties must be located within a seven mile radius of the agency?s present location at 290 South Anaheim in the city of Anaheim, CA. Expressions of Interest should include the following: 1. Building name and address 2. Rentable square feet and rentable rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common Area Factor(s) for available space by floor, if applicable. 5. Evidence of ownership, legal description, flood plain data and photographs of existing buildings or sites. 6. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
