Description
US GENERAL SERVICES ADMINISTRATION (GSA) is seeking to lease approximately 16,505 ANSI/BOMA Office Area sq. ft. of Class A office and related space in Port St. Lucie, FL., The space is to be occupied by the Social Security Administration (SSA. The space to be occupied requires approximately 16,505 rentable square feet (RSF), and must yield approximately 14,352 ANSI/BOMA usable square feet (USF) of office and related space for use by Tenant for personnel, furnishings and equipment. Unique Requirements The Government requires a fully serviced lease. There must be adequate employee parking on site in accordance with local ordinances or in a ratio of 1 per every 200 usf. The Offeror must provide three week prior notice to SSA before walls are framed and installation of sheet rock. Space offered should be contiguous and located (street level preferred) on the same floor. Upper-floor space must meet GSA lease requirements. An intrusion detection system (IDS) is required. Its exact design will depend upon the circumstances of each site. Access is required (7:00 AM to 6:00 PM). Space shall not be located in high crime areas or in any area that will necessitate more extensive and stringent building security. All services, supplies, utilities and tenant improvements must be provided in consideration of rental to be paid. By occupancy, the leased space and building shall meet the requirements of ADA, the National Fire Protection Act and local fire codes. The successful Offeror and/or its contractors to ascertain compliance with NEPA and other applicable regulations shall inspect the site. Site must be located outside the 100-year flood plain. New construction will be considered. Space offered must be in the same building. Space offered must have the potential for efficient layout. Location: : Space must be located within the following geographic boundaries of Port St. Lucie, FL: North: Kitterman Rd., South: Port St. Lucie; East: Leonards Rd.; West:St. James / Floresta Ave. Lease Term: The lease term shall be for 10 years,5 year firm. Firm term of the lease, termination and renewal options will be stated in the Solicitations to those Offerors whose buildings are determined to be acceptable to the Government after the market survey. Occupancy: is desired on or before May 24, 2004. Expressions of interest should include the following: Building name and address with a contact person and phone number. Rentable square feet offered and rentable square foot rental rate. Method of measurement used to determine rentable square feet. Common Area Factor(s) for available space by floor, if applicable. RSF rate for "as is" space and any standard TI's offered. Offeror shall provide a flood plain map describing flood plain information pertaining to past use, and identify property as it ranks as an identified flood plain area (e.g. A,B, C category etc?) or as required by state and local codes.
