- OFFICE SPACE WANTED BY THE U.S. GOVERNMENT REQUIREMENT: The General Services Administration is seeking to lease office and related space consisting of approximately 70,000 BOMA rentable space along with 29 on-site reserved, parking spaces. The rentable space must yield at least 60,000 to a maximum of 63,000 usable square feet for use by the agency personnel, furnishings and equipment. Floor plans must have potential for efficient space layout. The parking spaces are required for official government vehicles. Inside or outside parking is acceptable; however, inside parking is preferred. Public transportation and parking must be within three (3) blocks of the building. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings and a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located within three blocks as well as other amenities such as retail shops, cleaners, banks, etc. must also be available within one-quarter mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office having adequate means of ingress and egress; must fully meet the accessibility requirements of the Uniform Federal Accessibility Standard (UFAS); must be altered or constructed to meet the government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new or existing construction based on the current edition of the Uniform Building Code and FEMA 310 (call 800-480-2520 or visit http://www.degenkolb.com/fema310/prestnd.html on the Internet for a copy of the publication). The buildings offered must not contain sprayed-on fireproofing or acoustical treatment containing asbestos. UNIQUE REQUIREMENTS: None LOCATION: Offered properties must be located within the following delineated area of Los Angeles, California: North: 101 Freeway South: Olympic Boulevard East: Alameda Avenue West: 110 Freeway LEASE TERM: 10 years, five (5) years firm OCCUPANCY: Space occupancy is desired by June 2004 or soon as possible. Expressions of interest should include the following information: 1. Building name and address 2. Rentable square feet and rate per square foot 3. Method of measurement used to determine rentable square feet 4. Common area factor(s) for available space by floor, if applicable 5. Evidence of ownership, legal description, zoning, flood plain data, and pictures of the building 6. It is preferred that offers be submitted by the building owners or authorized agents of the owners with the evidence of authority to act in this capacity.
