Description

Notice of availability of a prospectus for solicitation of offers to operate the Nauset Knoll Motor Lodge, Orleans, Massachusetts, within Cape Cod National Seashore. The prospectus will be available on 4/19/03. The property consists of a 12-unit motel and includes a manager's house and garage. The concessioner provides all personnel, equipment and supplies used in the operation. The minimum operating season is from mid-April to mid-October. The term of the contract will be five years and will require an initial investment including purchase of the incumbent concessioner's personal property estimated at $49,000. The minimum franchise fee to be paid to the National Park Service is ten percent (10%) of gross receipts. The Director, NPS, has determined that this is a qualified new concession contract as annual gross receipts are estimated to be less than $500,000 in the first 12 months of its term. Therefore, pursuant to 36 CFR Part 51.36, a preferred offeror for this contract exists. The prospectus will explain the business opportunity, the terms and conditions under which the NPS will award the concession contract, the proposal instructions and proposal package (including the selection factors). The solicitation, selection and award of the concession contract will be conducted pursuant to 36 CFR Part 51.
