Description
Construct a 40 x 96 add on to an existing building. Approximate dimensions = 40 ft. X 96 ft. pole barn construction ? Garage dimensions = 40 ft. X 76 ft. (5 15 ft.- wide bays, 12 ft. tall side walls)? Office area dimensions = 40 ft. X 20 ft.; 10 ft. side walls with 8 ft. drop ceiling Foundation: This building will be built on flat grassland with highly expansive bentonitic clay soil. Based on borings and lab analysis, this building should be supported by drilled pier-grade beam type foundation or supported by spread footing foundations bearing on a minimum of 5 feet of granular engineered fill. The floor will be a concrete slab above grade bearing on a minimum of 5 feet of granular engineered fill. The slab should be above grade in order to facilitate run-off and so that eroded soil from the surrounding badlands will not be deposited against the building structure. General:"Best" locks on all doors; all walk-in doors meet ADA standards, Building should meet UBC Code, NEC, UPC, UMC, UFC, UFAS and ADA regulations.gutters and downspouts front and back, 4" or 5" or to match existing size 2' roof overhang snow load 30psf minimum, wind speed 90mph minimum all windows slide-by with screen, to match existing in manufacture; Insulated glass, thermal break, low "E" double glazed for energy efficiency.4x12 roof slope 4" minimum concrete slab thickness in office/work area, 6" in bays; 4,000psi minimum strip topsoil, over-excavate, at least 24" compacted fill floor level flush to existing radiant heat system; in-floor; separate thermostats for office area and bays; connected to existing heat system government will place utilities within 5 ft. of slabsprinkler system in offices extended from existing.Roofing: galvanized steel, 29 gauge; light gray in color (to match existing building); R22 minimum insulation; vented Siding: galvanized steel, 29 gauge; light gray in color; (to match existing building) Exterior walk-in door: metal, commercial grade, insulated, 3 heavy-duty hinges, in metal frames with weather stripping; R15 minimum; deadbolt lock ; with thermal pane window Exterior walls: R19 minimum insulation (2x6 construction) Interior walls: 2X4 construction; sound insulation in all offices, ?" painted and textured sheet rock, color to be provided by government.Interior doors, 2 (office area): solid core wood commercial grade; 1.5 inch thick minimum; oak veneer finish; lever-type handles; 1 walk-in door between offices and garage: metal, commercial grade, insulated, 3 heavy-duty hinges, in metal frames with weather stripping; R15 minimum; deadbolt lock ; with thermal pane window Lighting (office area): appropriate for office work; energy efficient fluorescent Lighting (garage): suspended energy efficient fluorescent Garage area 5 Overhead drive-in doors 10 ft. X 10 ft.; insulated, commercial grade metal framed door openings Chain lift, electronic operation 2 small windows/door insulated concrete-filled pipe bollards on each side of each door Concrete slab with minimum 4 ft. apron in front of garage bays Concrete pad 6" in depth Drain in 3 of 5 bays to existing oil/sand separator and drain 3 slide-by windows along back wall (centered on bays); 3 ft.
