- NA Pine Bluff Arsenal has a requirement to lease a modular facility for a base year and four option years via GSA delivery order. The GSA contractor will design, build, and install one office building, consisting of eleven each 12 ft. X 60 ft. modular units, for lease. Site work and utility work include foundation piers and footings, water service from existing main, sanitary sewer (extend 10 ft. from building line and cap pipe), underground electrical service with ground mounted transformers. All utilities outside building line will remain Government property after lease expiration. Provide steps, decks, ramps and free-standing canopies (shall remain Government property after lease expiration). Configuration of modular building shall be per layout/floor pl an on drawing. Buildings shall be completely finished including partitions, suspended ceiling, flooring, bathrooms, doors, windows, hardware, etc. ready for occupancy. Furniture shall not be included. Plumbing system shall include water and sanitary sew er piping, valves, and fixtures such as urinals, water closet, service sink, kitchen sink, water coolers, water heaters, etc. HVAC system shall include heat pumps with associated ductwork, diffusers and thermostats. Exhaust ventilation is required in bath rooms. Electrical work includes distribution system, panels, wiring, receptacles, switches, lighting, telephone/network outlet boxes, etc. Fire alarm and detection system includes local and alarm/trouble transmission to local fire station. System shall b e compatible with existing Pine Bluff Arsenal fire alarm and detection system. After lease expiration, removal of modular building and restoration of grounds to condition prior to contract shall be completed within 60 days.
