Description
THIS MODIFICATION IS BEING POSTED TO REMOVE THE NEED FOR WATER ACCESS FROM THE REQUIREMENTS FOR THIS PROJECT. REQUIREMENT: The U.S. Government is seeking to lease approximately 10,925 rentable square feet office and related space in Orlando, Florida. The rentable space must yield between 9,000 to 10,000 usable square feet and 14 secure inside parking spaces. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Orlando, Florida within the following delineated areas: NORTH: Hwy 528 (Bee Line Express), EAST: Hwy 15 (Narcoossee Road), SOUTH: Hwy 417 (Central), WEST: Florida Turnpike. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Secured parking is required per local code and ordinance with a minimum of 14 spaces provided. Space must be ready for occupancy no later than September 1, 2004. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Space must be contiguous, on one floor, with column spacing of no less then 25 feet; 2) Space must be located on the first floor of the building; 3) If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet; 4) Site must not be in close proximity to religious institutions, schools (public or private) or daycare centers. LEASE TERM: Term is 15 years, 10 years firm, with the Government having cancellation privileges, after 10 years.
