Description
UNITED STATES GOVERNMENT SEEKS SOURCES FOR LEASED OFFICE AND RELATED SPACE REQUIREMENT: The General Services Administration is seeking to lease office and related space consisting of approximately 33,865ANSI/BOMA rentable square feet in the City of Los Angeles. Rentable space must yield a minimum of 22,577ANSI/BOMA usable square feet to a maximum of 23,705ANSI/BOMA usable square feet for use by the Department of the Treasury, Bureau of Alcohol, Tobacco and Firearms, for personnel, furnishings and equipment. For physical security reasons, it is preferable that office space be located in a multi-story building. Office space will NOT be leased on the first floor, below the first floor, or the top floor of the building. The occupancy of entire floor is preferable to partial floor occupancy. Seventy-one (71) secured inside parking spaces must be included. Access to the parking area is required at all times (24-hours per day). It is desirable that only ATF personnel have access to the parking area. If parking cannot be provided on-site (i.e. basement garage, attached building garage, or site lot), parking should be located within a two-block radius of the office. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Streets and public sidewalks should be well maintained. A variety of inexpensive and moderately priced fast food and/or eat-in restaurants must be located with three (3) blocks and other amenities such as retail shops, cleaners, banks, etc. must also be available within three (3) blocks. Space offered must be in buildings of sound and substantial construction of the type generally recognized as modern office-type building having fully adequate means of ingress and egress, must fully meet the accessibility requirements for new construction of the American With Disabilities Act Guidelines (ADAAG) and the Uniform Federal Accessibility Standard (UFAS), must be altered or constructed to meet the Government?s requirement, and must be fully serviced. The building must also conform to the seismic requirements for new/existing construction of the Uniform Code or the 1976 edition if the later load resisting system is of concrete, masonry, or steel construction. Space offered MUST BE in a building completely free of asbestos. LOCATION: Offered properties must be located within the following delineated areas: NORTH: Highway 101 SOUTH: Highway 10 EAST: Alameda St. WEST: Beaudry Avenue LEASE TERM: Five (5) years firm. OCCUPANCY: Space must be ready for occupancy by April 2004. Expressions of Interest should include the following: 1. Building name and address. 2. Rentable square feet and rentable rate per square foot. 3. Method of measurement used to determine rentable square feet. 4. Common Area Factor(s) for available space by floor, if applicable. 5. Evidence of ownership, legal description, floor plain data and photographs of existing buildings or sites. 6. It is preferred that offers be submitted by owners or by authorized representatives of the owners with evidence of the agent?s authority to act in this capacity.
