Description
REQUIREMENT: The U.S. Government is seeking to lease approximately 6,878 rentable square feet office and related space in Bowling Green, Kentucky. The rentable space must yield 5,981 usable square feet and 4 on-site parking spaces. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design, tasteful rehabilitation in modern use or new construction. LOCATION: Offered properties must be located in Bowling Green, Kentucky within the following delineated areas: WEST: Start at the intersection of Highway 31 and Pine Grove Blvd. North on Hwy 31 until it intersects with Hwy 88. Continue North on Hwy 880 (Nashville Road/Campbell Lane/Veterans Memorial Boulevard); NORTH: Hwy 880 until it intersects with Clay Street. East on Clay Street to the Barren River. East along the course of the Barren River to the point where it intersects with Ewing Ford Road. East on Ewing Road until it turns south; EAST: South on Ewing Ford Road/Old Lovers Lane to Scottsville Road (Hwy 231). South on Scottsville Road to Pasco Boulevard; SOUTH: West on Pasco Boulevard to Grider Pond Road (assume a straight line connecting Pasco Boulevard to Grider Pond Road). West on Grider Pond Road to Hwy 31 (assume that Grider Pond Road extends west to Hwy 31). For more specific information regarding the delineated area or to verify if your property is located within the delineated area please call the contact identified below. REQUIRED: All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. On-site parking is required per local code and ordinance with a minimum of 4 spaces provided. Water access is required. Space must be ready for occupancy no later than November 21, 2004. The following list contains, but is not limited to, space performance specifications for this lease procurement: 1) Space must be contiguous, on one floor, with column spacing of no less then 25 feet; 2) If new construction in being offered, space shall be provided in a building that offers a set back from roadways, public parking and other property boundaries of at least 50 feet. LEASE TERM: Term is 10 years, 5 years firm, with the Government having cancellation privileges, after 5 years. OWNERS/AGENTS: To submit a location for inspection, please contact the following office.
