Description
The Government is seeking to lease office and related space. This requirement shall consist of approximately 16,000 BOMA rentable square feet of office space, yielding between 13,300 ? 14, 000 BOMA office usable square feet. In addition, 26 inside, secure, parking spaces including 2 oversized spaces (10W x 36D), are required. A 1,200 square foot garage, separated from the inside secure parking, is required in the facility. In addition to the inside parking requirements, 48 (38 employee/10 visitor) outside secure parking spaces are required on site or within 1/8th of a mile. On-site visitor parking must be a minimum of 50 feet from the building. The facility must be capable of accommodating a 6,500 BOMA office area square foot expansion during the lease term. An on-site 5,000/6,000 gallon, above ground storage tank and pumping station are also required. A 50-foot setback from the street and adjacent buildings is also required. The Government?s preference is a single story building. The space must meet requirements for handicapped access in accordance with PL-90-480 and the rent must include all services and utilities. Sites shall be located within the town of Tonawanda, NY. Sites adjacent to religious institutions, childcare centers and schools (public or private) will not be considered. The lease term shall be ten years firm. Space must be ready for occupancy by June 1, 2004. Responses shall include the following: 1. Building/site name and address. 2. Photo and/or aerial view of site/building 3. Available rsf, floor location and estimated rental rate per rsf. 4. Site plan, condition of parcel and map (total size of parcel). 5. Submission by other than the owner or manager of a property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner.
