Description
Scope of Work South Unit Housing Project-Badlands National park New Construction of Quarters for District Ranger Introduction Over the past 20 years the need for housing in the South District has been a critical issue for the security in the area. The existing house consists of a 15 year old, double wide house trailer unit that that needs to be replaced with an energy efficient structure residence to serve as a model for other housing units in the District. Objectives It is planned to remove the existing double wide structure from the south unit area and to replace it with a modern frame built house that will serve as the main housing unit for the South District ranger. Improved building materials, energy efficient walls, windows, doors and roofing materials to be used in place of standard trailer type design and construction. Modern materials and finishing techniques to be incorporated throughout the structure. South District House/ Location/ Components The footprint of the single story, three bedroom house is to be approximately 1680 sf (i.e. 28ft X 60ft.) and will be located adjacent to the District Ranger Office. The structure to consist of a concrete block or poured concrete foundation, 2?X 6?frame material for walls, and a manufactured roof truss system. The heating/cooling plant to consist of a propane HVAC system. Exterior siding shall consist of hardiboard 7/16?? x 4? x 9?. The entrance driveway shall consist of stone and gravel, approximately 100 yards in length. The housing unit to be located outside the 100 year flood plain. Other considerations include but are not limited to the following: Driveway/entrance road-sand and gravel to be hauled in from local gravel pit Foundation- concrete footers with concrete block or poured concrete walls Wall/frame construction-2x6 syp wood frame with R 19 fiberglass wall insulation, ?? sheet rock wallboard, primed and finish painted. Windows/ doors -Windows to be Marvin wood metal clad thermopane glass or equal. Exterior doors to be steel clad , interior doors to be 6 panel birch wood doors Roof system Propanel -2 metal sheeting will be used for roofing over 15 lb felt. Paint - Sherwin Williams Promar 100 for outside paint and Promar 200 for inside painting Electrical - Main panel to be 200 amp service Plumbing - Main supply lines will be copper, drain lines to be PVC schedule 40 . Sinks, toilets, bathtubs, faucets, to be American Standard or equal HVAC - Heat to be propane, AC to be refrigeration Septic system- Existing system to be used which is a 1500 gallon septic tank with leach field. Potable water system - Existing system to be used which is a commercial water company . A professional house mover will do transport/relocation of house from Cedar pass maintenance area to White River visitor center area . Schedule Construction of the housing unit to begin on or about June 1, 2003 and be completed by September 30, 2003. The house will be constructed in the maintenance yard and transported to the south unit building site. Cost Range is Between $25,000 and $100,000.00.
