Description
REQUIREMENT: General Services Administration is interested in leasing approximately 23,650 net rentable square feet, which will produce minimum of 20,565 BOMA usable square feet within an existing facility located near the Northern entrance of DFW Airport. First floor space is preferred, but not required. However, a minimum of approximately 1,000 square feet must be located on the first floor. The space will be occupied by U.S. Customs Service. LEASE TERM: 10 years ? 5 years firm OR 10 year firm term. Both options will be considered. The firm term shall be at the sole discretion of the Government based upon the offer that best meets the Governments requirements. UNIQUE REQUIREMENTS: Space offered must be contiguous and have potential for an efficient layout. Space should be located in a professional office setting. The Government requires a fully serviced lease including 20 secured and reserved parking spaces for government vehicles. An additional 75 parking spaces are required for employees and visitors. If onsite parking is not available, secure employee parking facilities must be available within 600 feet (or two blocks, whichever is less) of the office and must be within commercial rates. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Subleases will not be considered. LOCATION: Offered properties must be located in an area bounded by the streets shown below. Offered properties which front the boundary line streets will be considered to be within the area of consideration. NORTH: NW on IH-635 at Freeport Pkwy to Hwy 26; SW on Hwy 26; W on Business 114 EAST: Esters Road to Freeport Parkway SOUTH: Highway 114 WEST: Highway 114 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted. 6) Evidence of authority to represent the owner.
