Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN NEW ORLEANS, LA (EAST OFFICE DISTRICT OFFICE) 3LA0013 REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 12,385 square feet of rentable space. Rentable space must yield a minimum of 9,790 occupiable square feet to a maximum of 10,770 occupiable square feet of office space available for personnel, furnishings, and equipment. The space will be occupied by Social Security Administration. LEASE TERM: 15 years, 8 years firm. UNIQUE REQUIREMENTS: 55 parking spaces are required to be available on site 28 for employees and 21 for the visiting public. Additional handicapped parking is required in accordance with the Americans With Disabilities Act. Parking for handicapped must be positioned as to not require crossing streets/driveways. Separate parking areas are required for employees i.e., located in rear of the space (employee parking located on one side may be considered). First floor space is required. Space should be highly visible and be easily accessible. Space offered must have potential for efficient layout; columns must be at least 25 ft. apart center to center; space should not be ?U? or ?L? shaped or exceed a length to width ratio of 2:1. The following space configurations will not be considered: space with atriums or other areas interrupting contiguous space; extremely long or narrow runs of space; irregularly shaped space configurations or other unusual building features adversely affecting usage. Space should be located in aesthetically pleasing building in a professional office setting and not within close proximity to residential areas, railroads tracks, busy intersections or one-way access roads. Space should not be located near establishments where alcoholic beverages are sold or served, or where there are tenants related to drug treatment or detention facilities. The Government requires a fully serviced lease. All services, supplies, utilities, partitioning and tenant alterations are required to be part of the rental consideration. LOCATION: Space offered should be in the following delineated area: ? Delineated Area ? North Hayne Boulevard ? East Bullard Road ? South Dwyer Boulevard ? West Crowder Drive ? OCCUPANCY: Space should be ready for occupancy within 180 days of receipt of the design intent drawings from the Government. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address, if offering land, provide layout of plot. 2) Rentable square feet and rentable rate per square foot. 3) Method of Measurement used to determine rentable square feet. 4) Common Area Factor(s) for available space. 5) Evidence of authority to represent the owner. 6) One-eighth inch scale drawing of space offered. 7) Map of offered location within delineated area.
